As Raid 2 inches closer to Rs 100 crore club, Ajay Devgn’s side hustle pays off; actor to earn Rs 3.3 crore from THIS investment

The action sequel Raid 2 is nearing the Rs 100 crore milestone, earning it “hit” status, and is poised to join an exclusive club of four Bollywood movies from 2025, including Sky Force, Chhaava, and Sikandar, in the coveted Rs 100 crore club. Meanwhile, the actor’s triumph in the film’s success is matched by his recent real estate deal, showcasing that his secondary ventures in property are equally profitable.

Based on documents examined by Square Yards, it’s been reported that Ajay Devgn has leased out one of his high-end commercial properties situated in Andheri West, Mumbai, for an impressive sum of Rs 3.3 crore over a five-year period. The rented business premises can be found within Signature by Lotus, a contemporary commercial structure right in the city center.

Starting from May 2025, Ajay will receive a monthly rent of INR 5.47 lakhs for the initial three years of this agreement. In the subsequent two years, the rental amount will rise to INR 6.29 lakhs per month. This five-year lease is officially registered with the Maharashtra government, bearing a stamp duty of INR 85,500 and a registration fee of INR 1,000. The tenant in this arrangement is Bombay Design Centre Private Limited.

The leased workspace encompasses an area of approximately 2,545 square feet. Back in April 2023, Ajay bought three contiguous office spaces within this building at a grand total cost of INR 30.35 crores.

In simpler terms, according to Square Yards, the property rental return is expected to be approximately 6.5% during the initial three years, increasing to 7.5% as the contract progresses. Additionally, the lease requires a security deposit amounting to about Rs 16.42 lakh.

It’s worth noting that Ajay Devgn has previously leased out a commercial property. In fact, he had previously rented an office within the same building to director Kabir Khan for approximately Rs 7 lakh per month.

In the sequel to “Raid,” we follow the captivating story of Amay Patnaik, played by Ajay Devgn, a dedicated IRS agent. He launches his 75th investigation, this time targeting a corrupt politician residing in Bhoj, Rajasthan. The film draws inspiration from a true event involving a politician-businessman accused of evading taxes worth more than Rs 100 crore in Uttar Pradesh. With a running time of 138 minutes, the movie hit theaters on May 1. Alongside Ajay Devgn, Riteish Deshmukh, Vaani Kapoor, and others make appearances.
